Popular questions
These are the types of questions customers ask before placing an order.
Which side of the fence do I own?
Learn what a title plan or register may show about boundary ownership, T-marks, H-marks and shared responsibilities.
Read boundary guide →Who owns a property or piece of land?
Explain how title registers, title plans and land searches can help confirm ownership for houses, land, garages and other plots.
Read ownership guide →What are title deeds and which documents do I need?
Help buyers understand the difference between a title register, title plan, deed pack, lease and historical documents.
Read document guide →Can I confirm my legal boundary?
Set expectations clearly: title plans can help, but they do not always show exact legal boundaries. Offer the right pack for further evidence.
Read boundary limits guide →Can I get old or historical title deeds?
Explain what can often be obtained from 1986 onwards, what depends on availability, and when a historical document search is suitable.
Read historical deeds guide →How do I get a lease or other filed document?
Point customers to lease copies, transfers, charges, conveyances and full title deed packs depending on the wording in the register.

Short confidence-building responses that can encourage the right purchase.
Can a title plan show fence ownership?
Sometimes. Certain plans or registers may include T-marks, coloured markings or wording that helps identify responsibility. Where the information is unclear, a boundary ownership pack may help pull together the most relevant documents.
Will this tell me exactly where the legal boundary is?
Not always. Title plans are usually prepared to general boundaries. Supporting deeds, transfers and other filed documents may provide more detail if they are available.
Can I find out who owns neighbouring land?
Yes, in many cases a title register or land search can identify the registered owner, provided the land is registered and can be located on the mapping.
What if the land is not registered?
If land appears unregistered, other evidence may still exist, but HM Land Registry may not hold a live registered title for it. A bespoke land search may still be the best next step.
